Somewhere in your MLS or CRM is a list you haven't touched: homeowners whose listings expired in the last 30-60 days. No agent currently representing them. Still motivated enough to have listed in the first place. And almost always still sitting there, un-contacted, because "expired listing outreach" sounds harder than it actually is.
This week, that list is the whole task.
The goal is not to win back a listing on the first message.
The goal is to be the calm voice in a frustrating moment.
A homeowner whose listing just expired isn't thinking "I need a new agent." They're thinking "that didn't work" — and they're bracing for every agent in town to show up with a pitch. The outreach that actually lands is the one that doesn't feel like a pitch at all.
Keep it short, personal, and genuinely useful. Something like:
"Hi [Name] — I noticed your home's listing recently expired. I put together a quick market update for the area in case it's helpful as you think through next steps. No pressure at all — just wanted you to have it."
Send it as a text if you have a number, a short email if you don't, or a handwritten note if you want it to stand out from everything else landing in their inbox this month.
You're not the fifth agent this week promising to sell their house. You're the one who showed up with something useful and asked for nothing in return — which is exactly the kind of first impression that gets remembered when they're ready to try again.
Pull the expired list. Send one useful, no-pressure message. That's the whole task.
